Today I became a Licensed Texas Real Estate Broker

So excited! I had this goal set 3 years ago and now I have achieved it! As of today I became a Licensed Texas Real Estate Broker. Already sold millions of dollars of inventory, a listing went pending last night, another - negotiating contract, two more to sell! Happy clients! Ready for new business! This is going to be fun!

A few things I do differently to sell homes:

1.  Extreme and non-stop Online Marketing (94% of buyers start their home search online!)
2.  Professional Photography
3.  Realistic Price Suggestion after extensive research
4.  Almost daily feedback to clients
5.  Negotiations to win-win solution to get the best price for my clients
6.  Meeting or exceeding expectations
7.  Detailed calculated NET sheet of proceeds so there are no negative surprises
8.  Innovation and use of the latest useful technology tools to save my clients TIME and MONEY!

Grand Opening of FM 2499 (source - http://highlandvillage.org)

FM 2499 - Grand Opening

Section 4 of FM 2499 in Highland Village is nearing completion and will open to the public on Saturday, October 30, 2010. Section 4 includes the much-anticipated bridge that will connect FM 2499 in Highland Village with FM 2181 in the City of Corinth, traversing a portion of Lake Lewisville. A ribbon-cutting ceremony is being planned in conjunction with the City and the County to be held the morning of October 30, prior to the official opening of the road. You are invited and encouraged to attend the event before driving across the new bridge.

The expansion of FM 2499, Section 4 through Highland Village from FM 407 to FM 2181 was awarded to Ed Bell Construction Company with an anticipated completion date of July 2011. Ed Bell Construction finished the project ahead of schedule with the opening now set for October 30. FM 2499 Section 4 is a four-lane divided urban arterial from FM 407 to FM 2181 in southern Denton County. The roadway would be a non-controlled access facility, 4.7 miles in length, with intersections at existing crossing roads. It will travel through or abut the City of Highland Village, the Town of Copper Canyon, unincorporated Denton County land, the Town of Corinth, and USACE land and water associated with the Poindexter and Hickory Creek Branches of Lewisville Lake.

Highland Village, TX Homes for Sale Maket Changes

Highland Village, TX has seen a growth due to the extension of 2499 and new shopping and dining locations opened in the last 3-4 years. The real estate market has always been strong in Highland Village. Schools are great and people are moving north from Dallas or relocating from other states and find Highland Village proximity to DFW and both I35E and I35W convinient for commuting to work or airport. However, even here the data shows some effect of the economy downturn.

It takes 14% less days to sell a home in Highland Vilalge, TX (82 days in Ocober 09 vs 95 in October 08) now with Median Sold Price being up 27% from a year ago. With fewer homes for sale the total number of homes sold since last October is down 20%. 18 properties went new on the market in October 2009. Currently, the Inventory is at 8 months vs 6 months a year ago but about 15 month if February of 2009.

If you are considering to move to Highland Village, TX please give me a call to set up showing appointment and connect you with a mortgage broker.

Briarhill Estates - my favorite neighborhood

Highland Village, TX is just north of Flower Mound and south of Lake Dallas, Corinth and Copper Canyon. Located a few miles west of I35 just south of Lake Lewisville and north of 407 this is a great area to live in. The homes range from higher end $4 million dollar properties on the lake with a lake view to just around $200,000. Highland Shores is, of course, the most famous planned community in the area - with several parks, trails, tennis court facilities, pools and playground. But it comes with a hefty HOA dues. Briarhill is tucked away off 407 and before you hit new wal-mart (travelling west on 407). This community is not HOA! It does not have the pool and other amenities but it has all conviniences of the area. It is so close to 2499, yet most of the area is not affected by construction of new extension. There are a variety of homes there - most brick front two car garage ranging from 2000 - to 4000 sq. ft. I personally love one story homes here. Actually, the one story homes are not staying on the market long enough to really notice them when you pass by. Several on Tartan were sold within a week or so.
